PRESCRIBING RULES AND REGULATIONS GOVERNING THE PLATTING AND SUBDIVIDING OF LAND; 00 ,."; INCLUDING THE R-l-nOO ZONING DISTRICT IN THE REDUCED LOT AREA TABLE FOR HILLSIDE SUBDIVISIONS; AND PRESCRIBING THE MAXIMUM NUMBER OF LOTS PER ACRE ALLOWABLE IN ALL REDUCED LOT SUB- DIVISIONS. THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO DO ORDAIN AS FOLLOWS: 7 8 9 10 11 12 SECTION 1. Ordinance No. 1984 Section 4.44 Subsection J is hereby amended to read as follows: "Jo In lieu of compliance with the area and width require- ments of this ordinance and the land use zoning ordinance, the plan of subdivision may comply with the following requirements provided the Planning Commission first determines: 13 1. That due to hillside terrain, the topographic features within the subdivision will be better utilized if a portio of the lots in such subdivision are less in area than the applicabl zoning designation; 2. That the average area of all lots on a final map of the subdivision will not be less than the applicable zoning 14 15 16 17 18 19 20 designation; 3. That the lots having a reduced area will be com- 22 23 development; and 4. That all lots which are not reduced in area will 24 25 26 comply with the applicable zoning designation.
