SAN BERNARDINO WHICH ESTABLISHES LAND USE ZONING DISTRICTS TO
3 REGULATE: THE USE OF BUILDINGS, STRUCTURES AND LAND;. TIlE HEIGHT,
NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES; THE
4 SIZE OF YARDS AND OTHER OPEN SPACES; TIlE DENSITY OF POPULATION
AND INTENSITY OF THE USE OF LAND;' AOOPTING A MAP OF SAID LAND USE
5 ZONING DISTRICTS; PROVIDING FOR AMENDMENTS, VARIANCE, CONDITIONAL
DEVELOPMENT PEJ~MITS, AND THE ENFORCEMENT OF ITS PROVISION AND
6 PRESCRIBING PENALTIES FOR VIOLATIONS TIlERBOF.

SECTION .ONE: That Ordinance~o. 1991, Section Four,
Sub-section "1", paragraph "C" of the City of San Bernardino,

which pertains to regulations for "R-:1'~,Single Family Residential
12 I. Districts, is hereby amended byaddirig,thel'eto the following:

11. Guest houses, ,providing that the following minimum
"
lot area and lot dimensions exist:

a. Minimum lot area - Fifteen thousand (15,000)
square feet.
b. Minimum lot width - Sixty (60) feet.
c. Minimum lot depth - One Hundred Fifty (150) feet.
SECTION TWO: That Ordinance No. 1991, Section Nine, Sub-
20 section "3", pertaining to minimum lot area, lot dimensions, and
21 other conditions to use for "A-P", Administrative-Professional
22 and Research Office Districts, is hereby amended by adding thereto
'23 the fOllowing:

K. The following regulations apply to every "A-P" Dis tr ict
25 south of Highland Avenue except the,present existing zoned "A-P"
26 District and area on and in the vicinity of "D" Street:

a. All structures and buildings designed and to be
used for uses permitted in the "A-P" District shall be
completely new.
b. Plot plans and elevations shall be submitted to
the Commission and ~ay be subject to review by the Board
of Architectural Review.

c. Alleys may be required by the Planning Commis-
sion.
d. No structure originally designed as a residence,
or as an accessory to a residence, shall be used for any
use permitted in the "A-P " District.
e. No permitted building or structure shall be
erected, constructed or established on the same lot to-
gether with abuilding or iginally designed as a residence,
or as an accessory to a residence.
f. No residential use shall be permitted anew on
any lot occupied by a use permittled in the "A-P" District.
I HEREBY CERTIFY that the foregoing Ordinance was duly
