2 AN ORDINANCE AMENDING ORDINANCE NO. 1991 ENTITLED
"AN ORDINANCE OF THE CITY OF SAN BERNARDINO ESTABLISHING LAND
3 USE ZONING DISTRICTS TO REGULATE: THE USE OF BUILDINGS,
STRUCTURES AND LAND; THE HEIGHT, NUMBER OF STORIES AND SIZE
4 OF BUILDINGS AND OTHER STRUCTURES; THE SIZE OF YARDS AND OTHER
OPEN SPACES; THE DENSITY OF POPULATION AND INTENSITY OF THE
5 USE OF LAND; ADOPTING A MAP OF SAID LAND USE ZONING DISTRICTS;
PROVIDING FOR AMENDMENTS, VARIANCES, CONDITIONAL DEVELOPMENT
6 PERMITS, AND THE ENFORCEMENT OF ITS PROVISIONS; PRESCRIBING
PENALTIES FOR VIOLATIONS THEREOF; AND REPEALING ORDINANCE NO.
7 1675 AND AMENDMENTS THERETO."
8 THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN
9 BERNARDINO DO ORDAIN AS FOLLOWS:

SECTION ONE: Ordinance No. 1991, Section 10.1,
11 pertaining to uses permitted in the "C-l" Neighborhood
12 Commercial District is hereby amended to read as follows:

10.1 USES PERMITTED - No building or structure or
14 land shall be used and no building or structure shall be
15 hereafter erected, structurally altered, enlarged or maintained
16 except for the following uses:

A. RETArLSTORES:
1. Bakeries employing not more than five (5) people.
2. Book or stationery store.
3. Confectionery store.
4. DrugStore.
5. Drygoods or notions store.
6. Florist or gift shop,.
7. ,Grocery, fruit, or' vegetable store.
8. Hardware or electrical appliance store.
9. Jewelry store. .
10. Meat market or delicatessen store.
11. Package-ice station.
12. Photographic supplies.
B. OFFICE OR GROUND SPACE:

1. Automobile parking lot.
2. Offices, business, or professional.

C. SERVICES.

1. Automobile service station (no major repairs,
metal w.rk, or painting; only new or unused merchandise may
be stored Qutside; service station pump islands shall not be
closer than fourteen (14) feet from the street property line
which distance shall be measured from the nearest street
property line to the nearest edge of the pump island.)

11 pertaining to uses permitted in the IC-2" Community Commercial
12 District is hereby amended to read as follows:

15 after erected, structurally altered, enlarged or maintained
16 except for the following uses:

service organizations on second floor levels only.
3 2. Business colleges or private schools operated
as a commercial enterprise on second floor levels only.

1. Banks and financial institutions.
2. Catering establishments.
3. Gasoline service stations, including tire shop
and minor repairs (new and unused merchandise may be stored
outside); service station pump islands shall not be closer
than fourteen (14) feet from the street property line which
distance shall be measured from the nearest. street property
line to the nearest edge of the pump island.)
4. Dry cleaning and pressing establishments and
laundries, providing each machine has a rated capacity of not
more than sixty (60) pounds.
5. Medical or dental laboratories.
6. Movie theatres.
7. Music conservatories.
8. Open uses such as: Agriculture (field crops,
truck gardening, berry or bush crops, flower fields, aviaries
or apiaries) when .not being used for commercial purposes.
9. Outdoor advertising signs and structures.
10. Public garages.

E. COMBINATION USES:

following restrictions:
Said Operation to be completelyenclosed,in a
building of commercial appearance; space devoted to tire re-
treading and recapping not to exceed 25% of total first floor
area, and new and used tire storage area not to be a part of
the retreading and recapping area; tire buffer room to contain
motors, blowers and buffer equipment with waste container for
buffed or waste rubber to be outside the buffer room, but
within the enclosed building, and the buffer room to be
reasonably fire and sound proof.
22. Trampolines (subject to Conditional Development
Permit).
D. COMBINATION USES: See'Section 9.2.
E. Such other uses as the Commission determines to
be similar.
SECTION FOUR: Ordinance No. 1991, Section 12.3,
28 pertaining to uses prohibited in the "C-3" Genf;!ral Commercial
29 District is hereby amended to read as follows:
