ORDINANCE OF THE CITY OF SAN BE NARDINO AMENDING ORDINANCE NO. 1991 KNOWN AS THE "LAND USE ZONING ORDINANCE"; AND REQUIRING THAT PARK DEVELOPMENTS FOR TOT LOTS BE PROCESSED THROUGH THE SAME PLANNING PROCEDURES AS ANY OTHER PARK. 2 3 4 THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO 5 DO ORDAIN AS FOLLOWS: 6 SECTION 1. Ordinance No. 1991 Section Four Subsection 4.1 7 is hereby amended to read as follows: 8 "4.1 USES PERMITTED - No building or land shall be used 9 and no building shall hereafter be erected, structurally altered, 10 enlarged or maintained except for the following uses: 11 A. Single family residences, provided not more than one 12 (1) dwelling unit is located on a lot. 13 B. Home occupations, subject to Commission review and 14 approval. 15 C. Public and private uses as follows, subject to a 16 Conditional Development Permit: 17 18 19 20 1. Churches. 2. Public libraries. 3. Educational institutions of a nonprofit nature. 4. Civic or community clubs, except when leased or rented 21 or in possession of liquor licenses permitting consumption on 22 the premises. 23 5. Country clubs and golf courses, except miniature golf 24 courses and similar commercial enterprises. 25 26 27 28 6. Fire and police stations. 7. Museums not operated for profit. 8. Electrical substations. 9. Children's nurseries. 25 26 1 10. Guest houses, provided that the following minimum area 2 and lot dimensions exist: 3 a. Minimum lot area - Fifteen thousand (15,000) square 4 feet. 5 b. Minimum lot width - One hundred (100) feet. 6 c. Minimum lot depth - One hundred fifty (150) feet." 7 SECTION 2. Ordinance No. 1991 Section Twenty-Eight Sub- 8 section 28.2 is hereby amended to read as follows: 9 "28.2 ADDITIONAL USES PERMITTED: The following uses may 10 be permitted in zones from which they are otherwise prohibited by 11 this ordinance where such uses are deemed essential or desirable 12 to the public convenience or welfare, and are in harmony with the 13 General Plan and its elements and objectives: 14 A. Airport or aircraft landing field. 15 16 17 B. Cemeteries. C. Churches. D. Development of natural resources (excluding drilling 18 for or producing oil, gas or other hydrocarbon substances or the 19 production of rock and gravel) together with the necessary build- ./ 20 ings, apparatus or appurtenees incidental thereto. 21 E. Educational institutions. 22 J~ F. Golf courses (except driving ranges, minature golf 23 courses and similar uses). 24 G. Governmental enterprises. H. Hospitals. I. Large-'scale neighborhood housing projects having a 27 . gross acreage of not less than five (5) acres, provided, however, 28 they comply with yard requirements on the boundaries of the -2- 22 24 25 26 27 28 1 property and with the height and area regulations of the zone in 2 which they are located, and in no case involve more than forty 3 percent (40%) coverage of the buildable area of the site (ex- 4 eluding accessory buildings). Variations with height and area 5 may be allowed if the density provisions (families per net 6 residential acre) are complied with and the buildable area coverag 7 is proportionately reduced. 8 J. Public utilities and service facilities. 9 K. Stadia. 10 L. Trailer camps. M. Riding stables or academies. 11 12 N. Kennels. 13 o.
